Based on our initial meeting, we will clarify your project objectives, scope, budget and evaluate the project feasibility. We will assess practically and realistically to determine the viability of your project goals.

Based on confirmed feasibility, we will draw base plans, provide critical Building Code analysis and review preliminary building costs with the owner. We will produce options to find the most appropriate schematic design for the owner. To assist visually, 3D models are built for design analysis.

Once the owner confirms a design direction, this stage refines and revises the selected scheme. We will add detail and incorporate requested changes. We assist selection of products and materials and colour coordination. Required engineers will be involved for developing the design. Detailed building costs will be reviewed based on the scheme and the materials selected.

When building costs are received, the owner may wish to adjust the project scope to satisfy the budget and time constraints. We will adjust and/or revise design or material selection in consideration of the limitations of the construction budget.

Changes are incorporated into the final design for the owner to sign off. We will also complete contract documents in accordance with the required Permits to local Authorities Having Jurisdiction.

We will assist the owner during construction by answering contractor questions, interpreting the contract documents, and preparing required documents for change orders. We will continue site administration until project completion.
